For families in Australia

Inherited property
in Cyprus?
Start from Australia.

A house, a share of land, or a property still in a parent's name. We help you establish the position and take the next legal step in Cyprus.

Tell us about the property

A short description is enough. You can enquire before finding the title deeds.

01 Direct contact with a partner

02 Scope and fees agreed first

03 Cyprus legal work, coordinated from here

Your starting point

What would you like
to resolve?

You do not need to know the legal procedure. Start with what you know about the property and what you would like to happen.

01

Find out what was owned

You know the village or a relative's name, but have no deeds. We can assess the information needed for a property search and the authority to request it.

Discuss a property search
02

Put the inheritance in order

The title is still in a parent's or grandparent's name, or probate has already been obtained in Australia. We review the estate and the steps required in Cyprus.

Discuss the inheritance
03

Prepare for a sale

You and the other heirs want to sell. We examine who can deal with the property, any outstanding estate work and the legal steps for the proposed sale.

Discuss selling the property
04

Resolve a disagreement

Relatives have different plans, someone occupies the property, or an inheritance is disputed. We assess your position and the available next steps.

Describe the disagreement

A defined first step

Know the position.
Then decide.

We can agree an initial inheritance and property review, with a defined scope and fee before work starts.

That review can identify the available records, the missing documents and the proposed legal route. We explain what further work would involve before you decide whether to proceed.

  • What is known about the property and estate
  • Which records, documents or authority are needed
  • The next steps and a proposal for further work

Property searches, administration, registration, a sale or contested work are included only where expressly agreed in the scope.

How we agree fees

Working across the distance

You start in Australia.
We handle the Cyprus work.

We assess what can be done through representation and explain any steps that need your signature, original documents or attendance.

  1. 01

    Tell us the outline

Describe the property or estate and your connection to it. If known, include the village or district and whether there is a will or an Australian grant.

  2. 02

    Agree the first stage

Once we have checked that we can act, we confirm the proposed work, the fee and the documents needed. No confidential papers are needed for the first enquiry.

  3. 03

    Move the matter forward

We carry out the agreed Cyprus work and explain the next decisions. Where needed, we coordinate with your Australian solicitor or tax adviser.

For Australian advisers

Need Cyprus counsel for an estate?

We can assist Australian solicitors, executors and accountants with the Cyprus part of an estate, a defined property question or a written opinion on Cyprus law. Tell us the question, the intended use and any relevant date.

Discuss the Cyprus instructions

The people handling your matter

Direct contact.
Clear responsibility.

Kleanthous & Platis LLC is a Cyprus law firm. Your first enquiry goes to the office, and we confirm who will handle the matter when we agree the work.

Before you get in touch

A few practical questions.

I only know the village. Can I still enquire?

Yes. Tell us what you know and how you are connected to the person who owned the property. We will explain what further information and authority are needed for a search. You do not need a title deed to send the first enquiry.

Identifying inherited property
Probate was granted in Australia. What happens in Cyprus?

Send the outline first, including the Australian state or territory and the court that issued the grant, if known. We assess the grant, the Cyprus assets and the route available here before advising on the documents required.

Probate and estate administration from abroad
Will I need to travel to Cyprus?

We assess which steps can be handled through representation while you remain in Australia. If a power of attorney is needed, we explain the wording and signing requirements for the particular transaction. Any requirement for originals or attendance is identified for your matter.

Powers of attorney from abroad
Some heirs want to sell and others do not. Can you help?

We can review the ownership and the nature of the disagreement, then explain the available options. A disagreement between registered co-owners and a dispute about who inherits may need different steps.

Co-owned property and disagreements
How will I know what the work costs?

We agree the scope and fee before work begins. An initial review can be scoped separately from property searches, estate administration, registration, a sale or contested work. We confirm what is included and identify further work before you authorise it.

Can you work with my Australian solicitor or accountant?

Yes. We can deal with the Cyprus work and provide the relevant records to your authorised Australian adviser. Discuss the Australian tax position with that adviser before deciding how property should be sold or estate funds distributed.

Start with what you know

Tell us about
the Cyprus property.

A few sentences about the property or estate, your connection to it and what you would like to do. It is fine if you do not have all the details yet.

Describe your matter

We reply within one business day. Scope and fees are agreed before work starts.
