Andreas Kleanthous
Andreas has practised law in Cyprus for over three decades, across litigation, personal injury, administrative law, real estate and contract matters. He acts for both insurers and injured claimants in personal injury cases, recovers debts for clients, and has a particular specialty in wills, probate and the administration of estates, guiding families through the process with the least possible delay.

Klitos Platis
Klitos advises on litigation, corporate and commercial law, real estate, construction and energy. He holds a law degree and studied economics, and completed the Bar Professional Training Course (BPTC) in England and Wales. He handles much of the firm’s contentious work, from pleadings and interim applications through to trial, and writes the firm’s legal publications, including a recent feature in Fintechview magazine on smart contracts and proptech.

It is strongly recommended. A lawyer conducts due diligence at the Land Registry to check the seller’s title, mortgages and any unauthorised works, drafts and reviews the contract of sale, deposits it with the Department of Lands and Surveys to secure your rights, and handles the transfer of the title deed. This protects you before you pay a deposit or sign anything.

Yes. EU nationals can buy property in Cyprus without a permit. Non-EU nationals can also buy, but usually need approval from the Council of Ministers, which we obtain on your behalf. We regularly act for international buyers, including remote purchases completed by power of attorney.

Fees depend on the matter. For standard property purchases and sales, we quote a fixed conveyancing fee before we start, so there are no surprises. For other work we agree the basis of our fees with you at the outset. Contact us with your details for a clear quote.

Yes, but it needs careful legal structuring. Many properties in Cyprus, including new builds, auction purchases and assignments of contractual rights, do not yet have a separate title deed. We protect buyers by depositing the contract at the Land Registry for specific performance and by reviewing the developer’s position. Always have the legal pack checked before you bid or sign.
