Arrange to act from where you are

You do not need to be in Cyprus for the search, the contract or the transfer. A properly drawn power of attorney lets the purchase proceed while you stay home, and it is worth setting up before anything is signed.

Check before you sign anything

The Land Registry search, the encumbrances, the planning position, the developer's record. This is the step that cannot be done later, because its whole value is that it happens first.

Sign, and deposit the contract

The deposited contract of sale is the buyer's shield through the months between signing and transfer: it ranks ahead of later dealings and preserves the right to compel the transfer. The deadlines are strict.

Do I need to come to Cyprus to buy?

For most purchases, no. With a properly drawn power of attorney the search, the contract and the transfer can proceed while you stay where you are. How that works, and what the document must say, is set out under power of attorney from abroad.

What is the single most important step on this page?

Step three, done at step three. Almost every dispute we litigate for buyers began as something a search would have shown before signature: a mortgage on the title, a missing permit, a seller who was not the owner. The check costs a fraction of the claim.

Where do people get burnt?

Signing before checking, and not depositing the contract at the Land Registry in time. The first leaves you owning a problem; the second leaves you an unsecured creditor of whoever sold it to you.

What does all this cost?
