Six steps, in the order they protect you
In short
- Every step below links to the page that does the work, most of it free to use.
- The order is the protection: checking after signing is called regret.
- You do not need to fly here. Almost all of it can be done by power of attorney.
Buying property in Cyprus from another country is done safely every week, and it goes wrong for the same few reasons every time: the check that happened after the signature, the contract that was never deposited, the tax that nobody calculated. This page is the route through our guides, tools and fixed-fee services, in the order that keeps you protected. Nothing here is sold as a package; each step stands alone.

Know what kind of purchase this is
A resale with a title deed, a resale without one, an off-plan purchase from a developer and an auction lot are four different transactions with four different risks. Start with the guide that matches yours.
Arrange to act from where you are
You do not need to be in Cyprus for the search, the contract or the transfer. A properly drawn power of attorney lets the purchase proceed while you stay home, and it is worth setting up before anything is signed.
Check before you sign anything
The Land Registry search, the encumbrances, the planning position, the developer's record. This is the step that cannot be done later, because its whole value is that it happens first.

Sign, and deposit the contract
The deposited contract of sale is the buyer's shield through the months between signing and transfer: it ranks ahead of later dealings and preserves the right to compel the transfer. The deadlines are strict.

Put a number on the taxes and fees
Transfer fees on the Land Registry scale, the reductions, and how VAT interacts with them. The calculator applies the provisions and shows you which it used.
After the transfer, close the loop
The title deed in your name, a will that covers your Cyprus assets, and, if you are moving here, the tax residency position. Three short jobs that prevent three long ones.
